Residential And Commercial Real Estate Closings

Real estate transactions can be complex when an individual or corporation is buying or selling residential or commercial property. Small problems can become larger problems in the future. Whether you are investing in commercial property or a first-time homebuyer, it is important to have assistance from a lawyer that is detail oriented and represents your best interest from the time that a contract to purchase or sell real estate is signed through the closing and beyond.

At my law firm, I represent individuals and businesses throughout the Chicago Metropolitan area in purchasing and selling residential and commercial property. My vast knowledge and experience handling issues that may arise during the course of a particular transaction will help your transaction proceed as smoothly as possible. I have represented individuals and businesses with their real estate needs as they pertain to purchases and sales of:

  • Single Family Homes
  • Multiunit residential properties
  • Condominiums
  • Town Homes
  • Store Fronts
  • New Construction
  • Warehouses
  • Vacant Land
  • Short Sale properties
  • Foreclosed properties
  • Deed in Lieu of Foreclosure
  • Judicial Sale/Auction properties
  • REO Properties

As part of my representation of individuals and businesses in their real estate transactions, I have a wealth of knowledge and experience preforming title searches, resolving liens issues, and reviewing land surveys, all which benefit clients when an unforeseen issue arises during the course of a real estate transaction.

An Eye For Detail

When I represent sellers, I help them make certain that the buyer is qualified to take on the transaction. I follow up with a buyer’s lender to make certain the financial arrangements are in order and that all deadlines are reached. I also perform an extensive title search and review the contract in detail as well as propose modifications to the contact during the attorney review period. Finally, we prepare the closing documents necessary to transfer title to the buyer. Also, my close relationships with several title companies benefits a seller by possibly providing alternative options to resolving issues as they arise.

When representing buyers, I review title searches, review the contract and propose modifications, negotiate repair credits in lieu of repairs being made, examine real estate taxes and assessments, and engage in other research to make sure the purchase makes sense for the buyer.

I also represent investors who are looking to acquire real estate for rental income, or for purposes of renovation and reselling.
